Request Form for Modification or Addition
Homeowners planning to modify the exterior of their house, add an addition or modify their property, including landscaping, must complete a Modifications Request Form and submit it to HOAMCO (highdesertmanager@hoamco.com) by the date provided in the MC Operating Procedures.

VetSec Security Patrol
The High Desert Residential Owners Association provides a Security Patrol as part of your quarterly assessments. That service is currently contracted to High Desert Security. High Desert Security is onsite 24 hours a day in a marked car with uniformed officers. The contact number is (505) 485-5658. Services included are:
- Responding to non-emergency calls
- Monitoring neighborhoods for activities to report to police
- Providing trained witness reporting for incidents
- Watching your home while you are away

Modifying Your Property
Some home repairs and improvements—especially exterior alterations—require review and approval by the High Desert Modifications Committee. Examples include additions (extra rooms, patio covers, etc.), replacement of your roof, stucco, windows, driveways and sidewalks, changes to exterior block walls and major changes to landscaping.

Here are some guidelines for certain minor changes to your property:
• Basketball Backboards may be installed after approval from the Modifications Committee. The privacy of adjacent lots, color, obtrusiveness of its location and screening by landscaping are considered.
• Antennas and Satellite Dishes must be located in places that minimize visibility from neighboring lots, common areas or the street.
• Awnings are not allowed.
Flagpoles with decorative flags, balloons, beacons or banners are not permitted except as approved by the Modifications Committee or Board for special events.

Your Yard
The condition of your yard says a lot about you. Follow these guidelines: PLEASE! Keep your yard free of weeds, plant debris such as leaves, dead branches and other loose trash. It gets very windy here, and nobody wants to pick up your trash on their property. If you don’t, you may be fined by the HDROA.
Keep shrubs and trees trimmed so they don’t block sidewalks, grow over or outside of common walls and view fences. Also, don’t over-water - it creates white mineral deposits.
Plantings
All plants that are visible from the street, public areas or an adjacent lot must be from the Approved Plant List on the Governing Documents page.
Common Areas Adjacent to Your Home
In addition to your own yard, you are responsible for weeding and maintaining common areas between your walls and the sidewalk, and between the sidewalk and the street. Also, you need to keep adjacent sidewalks free of snow.

Pedestrian Gates
Pedestrian Gate: There is one pedestrian gate in Chaco Compound, next to the vehicle entrance gate. This is opened (and closed) by a key, which you can get by contacting HOAMCO management company office (505-314-5862).

Pedestrian Gates
There are four pedestrian gates in Desert Mountain, roughly located at each “corner” of the Village.
Two of the pedestrian gates are adjacent to the vehicle gates: the High Desert Street (“upper”) gate on the east side, and the Imperata Street (“lower”) gate on the west side. These are controlled by an assigned keypad code (which is the same code as the pool gates). If you do not know the code, please contact HOAMCO management company office (505-314-5862). The code is changed periodically for security reasons. The other two pedestrian gates are located at the end of the Bobcat Hill Place cul-de-sac and the Slateridge Place cul-de-sac.

Pedestrian Gates
There are two pedestrian gates in The Canyons. One gate is located west of the entrance gate, and the other pedestrian gate is a private gate for The Canyons residents only. It is located on the east side of The Canyons facing the mountains and is for accessing the open space trails. If you do not know the code (or the gate requires a standard key and you did not receive one), please contact HOAMCO management company office (505-314-5862).

Pedestrian Gates
There are two pedestrian gates in The Legends. One is adjacent to the vehicle gate off Academy Road and requires a magnetic card. The second exits directly into High Desert Park (east side). This east gate is controlled by a conventional key. If you do not receive a magnetic card or gate key, please contact HOAMCO management company office (505-314-5862).

Security Gates
For enhanced security, The Trillium features locked vehicle and pedestrian gates, plus a 24/7 Security Patrol (shared by all of High Desert).
Vehicle Gates: The vehicle entry and exit gate for The Trillium is accessible by a remote “clicker” or swipe card for residents. The entry call box directory lists the assigned 3-digit code for each residence. When the code is called at the call box, residents can speak to callers or open the gates remotely by pressing “9” for guest entry. Clicker or swipe card are obtained from HOAMCO.
Do not, under any circumstances, attempt to open a gate by force or enter through the exit gate, as this can result in serious and expensive damage to the mechanism. The cost of repairs for such damage normally is taken from the Village’s expense reserve and could, at some point, create the need to increase assessments to our residents. If you have difficulty with the gates opening or with your clicker or swipe card, please contact HOAMCO immediately.
Pedestrian Gates: There are five pedestrian gates in The Trillium, one at the end of each street and beside the vehicle gate. Residents are given keys to the pedestrian gates. The gates should close and lock automatically but as a matter of security and everyone’s privacy, please make sure that the gate closes securely behind you when entering or exiting.

All assessments are billed quarterly by HOAMCO, our management company, or may be automatically debited from your bank account. See your latest statement from HOAMCO for details.
* Amounts are reviewed annually by the HDROA Board of Directors and are subject to change at any time.
The Association has a Base Assessment owed by all owners. Assessments are based on the budget and are determined annually.
The Association Base Assessments are $68.00 per month for the year July 2023 – June 2024 and are billed quarterly at $204.00.
