Guidelines for Sustainability

The Guidelines for Sustainability are used in addition to the CC&Rs. These Guidelines begin by introducing the design objectives for High Desert and describe the approach to site planning, architecture and landscape architecture. The Guidelines are divided into the following sections:
    Site Planning
    Landscape
    Architecture
    Procedures for Approval Processing
    Construction Regulations


Following are the Guidelines for both Builders Homes and Estate Homes. For Supplements to these Guidelines pertaining to individual Villages within High Desert, please refer to the VILLAGE-SPECIFIC SUPPLEMENTAL DOCUMENTS below.

For ease of reference, the listings of Supplemental Declarations and Supplements to the Guidelines for Sustainability pertaining to specific Villages within High Desert have been combined and are listed below by type of Village and Village name. The Supplemental Declarations are adopted and recorded as part of the Declaration of Covenants, Conditions and Restrictions for High Desert Residential Properties and establish additional CC&Rs that affect particular Villages. 

The Supplemental Guidelines augment the Builders or Estate & Premier Guidelines for Sustainability, respectively, and provide more specific guidance and limitations as to architectural styles, colors and other limitations that are unique to certain Villages.

Note: if there are no links provided under a village, then there are no supplemental documents written for that village at this time.

Following are the Guidelines for both Builders Homes and Estate Homes, as well as supplemental guidelines by Village in each category.

Approved and Prohibited Plants List

Minor changes were approved for the High Desert Approved and Prohibited Plant List at the Mach 19, 2024 Board Meeting. Spelling grammar and format items were corrected.

The June, 2015 Landscape Master Plan presents planning and design principles, an assessment of existing conditions, conceptual designs and priorities for the High Desert landscape.

Guidelines for Sustainability for Estate and Premier Villages

This 81-page document describes the general concepts, suggestions, and planning principles for designing and maintaining Estate and Premier homes in High Desert.

This version amends the Landscape Concept for High Desert section to provide new language relating to wildfire defensive measures. In addition, the Roof Color amendment adopted 9/23/14 and the Exterior Mechanical Equipment amendment adopted 1/8/18 and published separately have been incorporated in this new version.
